California Oceanfront Ranch Hits the Market for $65 Million
“When I want to show people the essence of California, it’s Rancho Dos Pueblos!"
Along the Gaviota Coast, just north of Santa Barbara, California, sits an estate known as Rancho Dos Pueblos, a unique oceanfront property rich in history and natural beauty. Now listed for $65 million, it’s a front-row seat to California’s coastal charm (with a whole beach right outside your window).
Co-listed by Nancy Kogevinas of Berkshire Hathaway HomeServices California Properties, the property’s rich heritage is beautifully captured in her words: “Generations of stewards have found their own way to embrace its abundance—whether through oceanfront retreats, working farms, historic restorations, commercial ventures, or the quiet luxury of family legacy. Now, it’s your turn.”

A Piece of History
Rancho Dos Pueblos—roughly translating to “ranch of two villages”—is more than just a scenic slice of Southern California’s iconic coastline. Consider it a time capsule from 1542: the estate is the location where explorer Juan Rodríguez Cabrillo first encountered the Chumash people—an event that marked the beginning of European exploration of the area which would later become California. Fast forward nearly five centuries, and real estate developer Roger Himovitz, a champion of conservation, stepped in to preserve the legacy of this historic location. In 2021, he purchased the property with big dreams, even founding the Dos Pueblos Institute to transform the ranch into a public treasure.

But life had other plans. Due to health issues, Himovitz has decided to pass the torch. The estate was originally bought for $33 million and since then, the ranch has undergone a legal glow-up, with Himovitz untangling its ownership history to ensure a smooth sale. Now, with its extensive past and prime oceanfront location, Rancho Dos Pueblos is ready for its next chapter.
“For the visionary buyer, this is an extraordinary opportunity to safeguard one of Southern California’s last untouched coastal landscapes,” said Kogevinas.

What’s on the Property
Spanning an impressive 219 acres, the ranch includes several historical and modern structures. The 4,000-square-foot main house, also known as The Ranch House, boasts three bedrooms and three bathrooms, with a pool, and amazing views of the Pacific Ocean. For those with a taste for more resplendent accommodations, the property also includes a residence called Casa Grande, a Mediterranean-style mansion that lives up to its name. Casa Grande is a 5,000-square-foot home straight out of the roaring 1920s, featuring five bedrooms, 6.5 bathrooms, and entertainment spaces that whisper old Hollywood glam, including a poker and cigar room.

Beyond the stunning residences, the ranch carries on its legacy of sustainable agriculture. The Cultured Abalone Farm, founded in 1989, is one of the last remaining onshore abalone farms in California, dedicated to raising native red abalone (a marine gastropod mollusk valued for its meat and decorative shells) and supporting marine conservation. Meanwhile, the land itself—once a thriving dairy farm—remains rich with potential for regenerative agriculture, whether it’s cultivating citrus, avocados, or other sustainable crops
Though the ranch is primarily a private retreat, it has been used for commercial film shoots, including Season 4 of Love Island: USA. Looked familiar, didn’t it? The Dos Pueblos Institute has played a significant role in the ranch’s current use, organizing educational initiatives like outdoor education programs for youth, a regenerative agriculture program to restore native grasslands, and the continuation of the abalone restoration project.

A Unique Opportunity
Rancho Dos Pueblos represents more than just a stunning oceanfront property; it is a living piece of history, an environmental project, and an opportunity to preserve a unique part of California’s coastline.
“Nothing captures the magic and romance of California like Rancho Dos Pueblos—it is the ultimate central coast destination, with surf, acres of open spaces, a creek, the experience is unmatched!” shared Kogevinas.
